The market continues to be ripe for first time home buyers and investors. The home inventory remains good, and home prices continue to drop. The pace at which home prices are dropping is slowing though as a result of the drop in foreclosed home inventory. Interest rates are still favorable, but are expected to rise by year’s end. Pair this with the ending of the $8000 tax credit (ends November 30th), this will change the market for the first time home buyers.

* $15,000 NSP needs based Down Payment assistance based on 28% front end ratio
* 0.0% Deferred loans
* If loan is for less than $15,000, then 5 year affordability period
* If loan is for $15,000-$40,000, then 10 year affordability period
* If loan is for over $40,000, then 15 year affordability period
* Loans will be a forgivable deferred loan
* If the home is sold, refinanced, or becomes non-homestead during the affordability period the loan will be repaid at a prorated amount
* Home must be foreclosed, vacant home in a targeted neighborhood

* $30,000 maximum
* Used to make necessary improvements to property
* 0.0% Deferred loans
* If loan is for less than $15,000, then 5 year resale affordability period
* If loan is for $15,000-$40,000, then 10 year resale affordability period
* If loan is for over $40,000, then 15 year resale affordability period
* Loans will be a forgivable deferred loan

The Monticello home market continues to be ripe for first time home buyers. With the number of homes available on the market stays high, the interest rates continue to stay at historic lows, and the different government programs (ie. $8000 tax credit, NSP funds, etc) there has never been a better time to be a first time home buyer. Part of what is creating the affordable home market is the number of short sales and foreclosures in Monticello. Although Monticello is not as heavily burdened by foreclosures as some areas, nearly 50% of all homes sold in January were lender mediated. This affords an even better buying position for home buyers.
